Upton Massachusetts August 2007 Real Estate Market Report

In August of 2007 there were 6 homes that closed within the month for Upton MA. This is the same amount of  homes that closed in July of 2006.

The Average list price for the homes that closed in Upton for August of 2007 was $433,306

The Average list price for the homes that closed in Upton for August of 2006 was $382,899

The Average sale price for the homes that closed in Upton for August of 2007 was $424,439

The Average sale price for the homes that closed in Upton for August of 2006 was $365,300

The Average Market time for the homes that closed in Upton in August of 2007 was 96 days.

The Average Market time for the homes that closed in Upton August of 2006 was 100 days.

Four homes went under agreement in Upton MA in the month of August. The average list price of the homes that went under agreement was $476,950. The average time on the market for these Upton MA homes were 152 days.

                                    January - August Market Statistics for Upton MA

In Upton MA for the period of January to August of 2007 there were 41 properties sold.

In Upton MA for the period of January to August 2006 there were 42 properties sold.

In Upton MA for the period of January to August in 2007 the average list price was $433,695 the average sale price was $426,827, and the average market time was 187 days.

In Upton MA for the period of January to August in 2006 the average list price was $434,906 the average sale price was $420,745 and the average time on the market was 124 days.

In comparing year over year longer term data for Upton MA, it appears that there is still a slight downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Upton MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. Upton's average sale price has not dropped as much in comparison to some other towns.
