When It Just Doesn't Close

Man working on documents at a deskI have been on ActiveRain now for a couple of years. And I have learned a lot from others and shared with others. But it seems to me that no matter how much you learn or how much you share there is always something else to be learned or shared.

Initially the idea of blogging was foreign to me. Now I find myself enjoying writing as well as sharing my experiences and knowledge with others. There are days I am not sure what to blog about or maybe I just won’t blog at all. Other days as in today the words flow freely like tears.

When I first began in real estate I was repeatedly told a particular saying by several of the “seasoned” agents. I think it was the only thing some agents willingly shared. That saying has echoed in my mind many times. It has proven to be one of truest statements I have learned about real estate. It has few words but packs a big punch. The saying was “Every transaction is different.”

It seems like a simple statement. You would expect every transaction to be different. The people are different. Other variables can go on and on. It is the appeal of real estate that makes it so rewarding. However I don’t think that was entirely what the seasoned agents were trying to convey to me when they would express the sentiment.

Sometimes those differences are the result of circumstances beyond our control. Such as the case with my latest closing. Or should I say would-be closing as we did not close. The house had been on the market for less than 90 days when the offer came in. And it happened on the same day that the seller was closing on a house they were buying in another location. It seemed to be an answer to prayers.

I still believe for my seller and the new buyer it was an answer to prayers. The delay was more the result of trying to get the closing done in a shorter period of time than what was actually required. It certainly has produced some anxiety on the parties involved. In particular that of the buyer who was really pushing, for their own reasons, to close early. Unless reason abandons one or the other of the parties involved we should all be smiling next week when we can still close the transaction within the time frame of the contract.

Yes, it has been another learning experience. With each transaction I find I am better prepared to handle the next one. Although they may be different I don’t mind so long as the result is one happy customer.

At least there is still hope for the closing to take place.  The sadness comes when no matter what you do, closing just can't happen.  Good luck!
