December homes sales in Palm Beach Gardens like many of her neighboring communities were SPECTACULAR!
Welcome to our first sales report of 2011 and what a way to start off the new year. Interest rates were down the first two weeks of the year and now I have the pleasure to report that December single family home sales in Palm Beach Gardens jumped off the chart from November levels. It also was the third highest sales month of 2010 and a sign that things are moving in the right direction. During December our local MLS system shows a total of 68 successful closings as of this mornings’ update. That compares with 47 sales in November, a jump of over 44% and one of the better performances we have seen in a very long time.
Sales last month were not only very strong but they were also spread across all price categories. People are in fact starting to spend again which is what this economy needs to continue growing. The chart below shows the percentage of sales by price category for the month of December.
With sales strong across the board last month we also saw a significant jump in the median priced sale. The median price increased significantly to $395,000 which in fact is the highest monthly average we have seen in the past year. Once again, the “season” should bring more sales of the higher priced product and no doubt we should see more increases in the level in median sales prices over the coming months. The chart below shows median prices through the entire year of 2010.
