You are less than cordial and make the potential buyers uncomfortable. Buyers will remember that.
I know I'm sounding harsh. I don't mean to be. I'm sitting here right now with 12 listings to show buyers this weekend and I have not heard back from every single one of them and I started scheduling 3 days ago. I'll be making one more call to each of them and If I do not hear back in a few hours, my buyers gave me permission to move on and schedule other homes to preview this weekend. They are miffed as to why no one is getting back to me.
I am working with 5 buyers who want to buy NOW. And I mean NOW. Buyers have choices and they all know this. It's no sweat off their back if they can't see your home. There are plenty of others to see.
I know you have a life. We all do. Things happen. Life happens. Please make it as convenient as possible to show your home. Thank you!
Mind boggleing isn't it? In the poor sales economy you would think everyone would cooperate to the fullest.
I'm sure happy I don't have to deal with a booking service. Our mls publishes the #s of the occupant and we make our own appointments. A voice mail left on an answering machine is sufficient notice in most cases. Good luck, Jackie. I hope your ear doesn't suffer from too much phone contact.
Hi Rob, Yes it is. I know people have lives. But if they want to sell their home, they must allow it to be shown.
Hi Glenn, I wish we could do that. In NY, we can't call a homeowner direct if the listing is with a Brokerage outside of mine. The listings are not the agents listings. They are the Brokerage's listings. However, I can call the homeowners direcly if the listing is in my office. I never have a problem then. I hope I don't get a brain tumor from using my cell phone constantly, lol.

I guess they think that a buyer will put in an offer based on the outside alone!
Hi Toula, Funny how you said that. I saw a listing where it said they have a first accepted offer. Back up offers will be accepted for drive by only. Now who in their right mind will put in a back-up offer without seeing the inside of a home? Too funny.

Jackie, check out Barbara's blog, she did a spin off of you! You give it to us straight and I couldn't agree more...return calls. Even when my husband was in the hospital Emergency room, I saw I had calls and called them back as soon as I could!

Inability to schedule, or keep appointments is a definite recipe for failure. If you can't get in to see the home, the nonverbal communication is that you don't really want to sell.

All very true. I had a strange conversation with a very rude seller and the buyers who were in the car at the time said to strike his home from the showing list - he was a wacko!

We have issues with tenants here hindering showings. This kind of stuff does NOT resonate well with buyers - at all. When there are too many terms and conditions to just see a house imagine the psychology that the buyers imagine negotiating a contract.
