WOW, that is great news for the buyers, under 100K. I'm sure this would not have been possible a few years ago.

Roberta - Right now is a great time for people planning to purchase a vacation home or second home. Prices are better than they've been in 2-3 years. It will be interesting to see in we see more Canadians buying this winter - we have many that live here 3-6 months of the year. Thanks for stopping by!

Missy - Now is definitely the time to buy these condos and get a real bargain. Condos in this neighborhood used to be gone almost as quickly as they were for sale. I know pictures don't do this justice and it's in an area where there are single family homes from $300,000-$1,000,000+ so it's always a popular community.

I am so glad to see that there are places to purchase for under a 100K, Katerina Gassett in Wellington, where I live, just told a client of mine that she has a wonderful Condo for $129,000 All I can say is that I was estatic!! this should open up a whole new door to buyers :0) Great to see your here Cyndee....

Hey Cyndee, I own a 1 bedroom 1 bath in Coachman Creek Condos. I've owned it for about 25 years and haven't seen it in 20. Any idea what those are worth these days?

Nice presentation with a lot of good information.  This should bring you some buyers.

Wow!  That's not something I can say about Miami, that's for sure.  There was a coop for sale here a few monts ago for $90,000 and the by-laws did not allowed financing - it had to be a cash deal!  This looks like a great place Cyndee.

Broker Bryant - I sent you an email with a more detailed analysis but basically they units there in Coachman Creek are between 600 and 700 square feet the prices have ranged from $74,900 to $90,500 in the last six months and averaging about $119/mo - I hope that's helpful. Let me know if I can get you any more info. :-)    

Barbara - I hope there are people that will take a close look right now - I can't see it getting much better than this.

Ines - I can tell you this was pretty rare if not impossible to find a year ago. It is a great neighborhood in Clearwater 

Wow Cyndee!  AMazing!!!  Anything under $100K is an absolute steal!  Pasadena's starting condos are in the mid 300K. 

Cyndee, I thought you had to be out in the sticks any more to get anything under $100,00!  Nice to know there is still something available in resort areas that don't cost and arm and a leg.

All I can say is WOW!!  Under $100k in Clearwater!  10 minutes from some of the most beautiful beaches anywhere!  This is great for someone in college, an investor, a retiree, or a young married couple just starting out.  Clearwater Beach is so affordable...I had no idea!!  Great info for the Clearwater residents who will also be pleasantly surprised I'm sure!!

You know Florida has always been about 15 years behind California. so in a decade (if that long) those $100,000 condos are going to be those $300,000 that Irina is talking about.

Irina - Can you believe it - it still surprises me after the last 2 years - Katrina may be right - even more reason to buy in Clearwater now and enjoy all the tropical benefits without the California price (ha ha)

Joanne - well the other big surprise is it's NOT age restricted - many of the more affordable condo neighborhoods are 55+ here so this is cheap for EVERYONE!

Katerina - that's part of what prompted me to write this post - we do find people looking for a second vacation home or their first home and this makes it affordable for many of our hometown heros like nurses, teachers, policemen, firemen, etc.   

Ashley - Of course it has a condo association and a committee that interviews home buyers - which is standard practice here - I spoke a length with several members recently who were very nice and informative. In Florida you have 3 days to reivew all the condo rules and regulations before your contract is binding. - Thanks for asking - I'm sure it's a question many have.   

Thesa - do you have any vacation condos or second homes for under $100,000 in La Pine or Sunriver Oregon? I don't know how long we will. I think what's different right now is that there are actually great deals on condos in popular communities - not fixer upper, distressed properties.  

Susie - you are so right -These condos are real deals!

The one drawback of this neighborhood is that they don't allow any pets - no dogs and not even cats

Most condos here do not allow pets. Finding pet friendly ones always limits your choices.

Your dogs couldn't swim in their pool (I was laughing looking at the photo of my boys swimming with your dogs)

A condo 10 miles from the Clearwater beaches for less than $100,000?  Sounds like a real steal.  I never heard of an HOA interviewing buyers - one more reason buyers in Clearwater need an experienced agent working for them.

Hi cyndee, I've been researching the Clearwater area off and on for a little over a year now.  I think Florida real estate in general has been undervalued for many years.  I'm up in Washington state now but have often thought of relocating to Florida.  Doesn't Clearwater boast it has some of the best beaches in the world?  Do you know if any of these condos will allow non owner occ buyers?  Any more info you can give me would be greatly appreciated.

Rita - You definitely benefit working with a Clearwater Realtor when it comes to asking the right questions and analyzing the associations budgets, reserves, past assessments. Most buyers are living on a budget- if an association doesn't have enough reserves and they assess for improvements it can drastically effect the actual afforability of a property.   

Teri- this would be a great option for buyers from places like Minnesota looking for a winter home or second home.  It is so nice here from October to February when I kno it's cold up north.

I love that picture of Alex loving on my doggie!!  She's the best swimmer in the house!!  She loves when the kids come to play WITH HER!!  Pool homes in Florida are so fun!!  We have so many months where you can swim...gotta love it!!
