As a licensed real estate agent, what exactly does is mean to a buyer when you recommend someone to them for their services. (contractor, inspector, maintenance person or even the lender). As professionals and someone with experience in this business we usually know of people that are conscientious and will do a great job for our buyers. On the one hand, they could be first time home buyers and do not know of anyone who could help them and do these jobs for them. On the other hand, we could be held accountable for whatever job is done. It could turn out really bad. The question I receive most of the time is that as first time home buyers, they do not know who or how to get someone to do these things for them, They ask for a recommendation.
Especially services that pertain to Real Estate such as title company, inspectors, etc... If you give them someone that you know does good work & they are happy, it turns out fine, if they are not happy...."Your roofer said this" or "Your inspector told us that". It really could be harmful to your real estate career. I just really don't want my buyers to choose someone that I have already had bad experiences with.
I have come to a realization, that probably the best way to overcome this is to give them a list of about three services that would work out for them and let them make the decision.
