I did an Open House yesterday, weather has cooled off some here and so it was a great day to do one.  I had several visitor's come through.  They saw my ad in the newspaper and had been to the house previously with an agent, and just wanted to come back through.  Not a problem.  It was better than being bored and having no one show up, even though, I got no potential business from this Open House, that I was doing for another agent.  Am I disgusted with them yet?  No, and the reason is simple, "don't give up."  How many times do I hear other agents say they don't or won't do another Open House.    It's like throwing away an opportunity.  If no one shows up, is it because you didn't properly promote it?  Did you place an ad in the Open House section of the local newspaper, place directional signs out, put balloons out, mail out post cards, or let the neighbor's know by handing out a flyer?  If you offer food and something to drink, make sure it is something that you like, in case it all goes back home with you.  Try to do one in an area you know something about.  That is helpful.   Bring along flyers and market statistics that look impressive, and have your name and picture on it.  Above all, get your guests to register at the front door.  Some people hate that, but insist that the owner's require it, and leave it at that.  I work with a couple of agents in my office, that regularly have a list of properties for me to pick from, so it is extremely helpful to interact with top agents that have lots of listings.  One of those Open Houses might just be a pot of gold...that is what I keep telling myself.  Be positive, focus and good things will happen.

I think that Open Houses are great. Even if I don't get much traffic, I get to meet the neighbors and spend more time familiarizing myself with the home. I've picked up quite a few buyer clients from Open Houses over time, which have really blossomed into a ton of business for me. Keep up that positive attitude about them and there will be a pot of gold there for you someday.

Thanks for posting this!  We have only done one Open House, close to a year ago, and it was a bust.  Luckily we're a husband and wife team, so we had each other to talk to!  We think about doing them all the time...but never actually make ourselves follow through.  Thanks for the re-inspiration to do so!

I don't believe you will sell a home from an Open House - largely! I qualify it because I know it does happen. I bought my own home from an Open House. I even walked into it knowing I couldn't afford it because obviously I'd pulled all the relevant listings in my price range and it hadn't come up. So at the end of a particularly frustrating house hunting day with my wife, we are on our way home and we see the sign. We go in and within ten seconds we knew it was "our" house. Then we just needed some creative financing to make it happen.

So in answer to your question - yes we do hold open houses because you simply never know!

Bruce,  I think people should do open houses.  If they are not done then I think that people are not getting what they should be for advertising their home.

Now I am not saying a home will sell from an open house, but it will bring attention to your home and make people think about what they are doing when driving.

I would not have thought about buying when I did if it where not for seeing people with open houses signs out.  My wife and I talked and then we decided it was time to look. 

We found an agent and we stayed with him because he was willing to go look at some homes with us on Sunday as well. 

Open houses are good for getting your name out there to others who might want to buy and sell.

I agree, I think Open Houses can be beneficial to the seller as well as the agent.  Even if you meet only a few people it is more than you would meet sitting at home. You can practice your skills for showings and making conversation and if nothing else you might get a chance to read a good book!!

Scott and Jayme, I hear your frustration, and that is what I hear all the time.  I just consider it a regular part of prospecting anymore, and like Diana says, you stand a better chance to meet more people than if you stayed at home.   Good luck to you both!!
