Many times, during a negotiation for a property, you'll find that your client wants you give incremental counter offers.  They'll want you to counter $500.00.   Or perhaps they'll be big sports and want you to counter a full thousand dollars (whoopie!).

You might consider that a waste of time, but in many cases, that's just what you have to do.  Obviously, you have to follow the direction of your client, but they're not always wrong.  Sometimes a small counter is just what the doctor ordered, to get the other to reconsider.  

And sometimes all you need is to keep the parties communicating and going back and forth... (granted, baby-steps, but continue communication).  I had a recent negotiation, where I was totally convinced that I'd never get the two parties together.  My buyer wanted to make $1,000 counters... the seller was matching us 1-for-1.  I was doubtful that we'd ever get there.

After the fifth or sixth counter (I don't remember... my mind was numb), the seller instructed their agent to say something to the effect of: "Let's stop pussyfooting around here... I'll drop $20,000, and you come up $20,000 and we have a deal."  My clients, surprisingly, agreed.  The way we were going, it might have taken 10 more counters to get there... IF the buyers and sellers didn't implode before that.

Buyer's Agents: Don't try to talk your clients out of a small counter... sometimes they work.  Listing Agents: Don't turn your noses up at those little counters, they may turn into a deal.

So, while I was not a fan of the $1,000 counter... it ended up okay!  So take those baby steps.
