Market Updated: November 15th, 2006

Well folks, it looks like we are slowly but surely creeping down in number of available listings.  What I am seeing though, is that the numbers are not dropping drastically at this point.  In other words, 6000 is looking like it's going to be our new 'norm' for the area.

Historically, we see this same type of decline in October, November, December and January.  Then, beginning in February, we'll start to see some increases, with some jumps in available properties between March and August.

We are currently at 5,600 total listings.  Listing accounted for include all areas our MLS allows - which includes properties in neighboring counties AND neighboring states (ie, WA and MT).

With all of that said, we are still experiencing appreciation.  OFHEO.org will be releasing their 3rd quarter states at the beginning of December and I'll be sure to update you immediately.
