If you are not aware of our current residential market, I thought I might share my prospective with you. As a full time residential Realtor®, I am out in the field daily viewing properties and analyzing our MLS regularly.

What I am seeing is that homes are still selling. That's great news, right? Absolutely. Especially when you hear and read how poor housing is doing nationwide. Real Estate really is local and unless you are getting hands-on experience in the real estate field, there is really no way of you knowing exactly what is going on.

So what is going on in our part of the world? What I am seeing are a few trends that may or may not last. Buyers are being more selective and Sellers are lowering prices to sell. Not only that, homes that are staged and presented in their best light along with appropriate pricing are selling quicker than those that are not.  No real surprises here, but the importance is substantial.

Our inventory is up a bit, but as a buyer, you probably will find just one home (maybe a close 2^nd or 3^rd) that suits you, so it really doesn't matter how many other homes are out there if they are not what you want. I understand buyers being selective, but what I hate to see is buyers lose a dream home by not taking action to purchase when they find it.

Sellers, please present your home in its best light. And please price to sell. Otherwise, all you are doing is selling other people's homes. Once they view yours and determine that the one down the street is in better condition and priced better, you are out of play. So don't let that happen to you. Be smart, make your home look as appealing as possible and do NOT overprice. Now is not the time to play with pricing.

Overall, we have a great market in Waco for buying or selling. You just have to be well informed on recent trends and kept up-to-date to be able to take best advantage.
