When we embarked on the search for the "perfect for you" home in Wrightsville Beach NC, we discussed the local market and how properties which were priced right were moving quickly. Do you remember when I told you, that if you found a home you loved, you needed to keep in mind that you wouldn't be the only Buyer who felt that way?
I know it goes against everything you've been told by the media, your co-workers, your Uncle Filbert -- but, REALTORS® are NOT the bad guy! We are not all in it only for the commission. Sure, we want and expect to get paid for a job well-done, just like anyone else. But long-term business is paramount to my success. So, I only want you to buy a home you love, at a price you are comfortable with -- that way you'll be happy with me and more inclined to refer me to your friends and family. That's how I conduct my business. That's how I stay in business!
When I told you I thought the home would sell quickly and if you wanted it, you should go ahead and make an offer, I wasn't just going after a commission check. I was putting my 26+ years of experience to work for you and giving you the best advice I could. Your decision to "wait a few weeks and see if they come down on the asking price", was your decision alone. I counseled you that making an offer would be a better way to see if they came down on the asking price, but you chose to wait.
When I informed you the Listing Agent had called me to let me know they were expecting a contract, it was not a ploy to get you off the fence. I was doing my job; keeping you informed. What you chose to do with that information was up to you, and I respected your wishes to simply wait. I didn't agree with or understand your reasoning, but I respected your decision.
And now it's gone under contract and you're disappointed and angry with me. And I am truly sorry you've lost out on a home you loved. But please don't blame me for it -- you decided to wait.

There are other homes in Wrightsville Beach NC, some just as awesome as the one you lost out on, and I would love to help you find another home you like just as well. But next time, would you please do yourself a favor -- don't treat me like the enemy, treat me like the knowledgeable Wrightsville Beach NC real estate expert I am. And use my advice to help you get into your dream home! Okay? Okay!

Hi Joni, many times I find that the first offer that a seller receives will be their best offer but many times as you pointed out they want to wait.
Great advice. It amazes me how buyers and sellers alike in this market think that they know more and know better than the professional they have hired. They ask your advice but they won't take it. That is soooooo frustrating. This is a cute but great way to make the point(s) you did. I LOVE IT! Buyers and sellers, let your professionals do the work they know and let them help you with your scenario. :)
