Ready, set, and go.  Buyers, my job is to get you to the point where buying YOUR home becomes a reality not a wish.  I will walk you thru the scary parts of the process and use my experience to hopefully avoid as many landmines as possible.

I will represent you in this purchase.  When you look at homes for sale, they have signs in front of them.  They have all chosen one agent to work with.  They trust that agent to get the job done, they have chosen someone that they want to work with.  The agent represents the seller!  What I am asking is for you to give me permission to put my sign in front of you!  Choose me to be your trusted adviser.  Let me give you advice and guidance.  There are parts of this process that I can't guide you thru if I don't represent you. 

I work with great lenders and attorneys who will make sure you have a good experience.  I know they can get the job done.  If they tell you everything is okay, then everything is okay.  Working with an unknown many things can go bad in the 11th hour.  I have plenty of stories to tell you about deals gone bad because of lenders and attorneys.  Let me share these with you so that your home purchasing experience is a great one.  Let's avoid it happening to you by being prepared in the beginning.

I believe in the power of choice.  I believe you have the right to choose your house, that the choice is based on your wants, your needs, and your goals.  During the time you are working with me it will be all about you!

I understand the contract that we are filling in the blanks on.  I want you to understand it too.  Please don't sign something you do not understand. 

I often say that as a buyer you need to get the scary stuff out of the way first:  Lender approval, attorney chosen, agent hired, and an overview of the contract BEFORE you find your home.  After that let's go fall in love with your home.

You should copyright that list and send it out with every Realtor who goes before a buyer.  Agency is the hardest thing to explain to a buyer because they don't understand how you can do it all for "free".  It is kind of a weird concept when you think of it that way, that the seller is paying you to represent the other side.  I'd better not think about that too long or my head may spin off its axis.

What a wonderful outline for your buyers.  I think by giving your buyers an outline of what you'll do for them will put them at ease from the beginning.  There's a lot of anxiety and emotion involved in purchasing a home, as you well know, especially for first time homeowners.  Your list will put them at ease.
