There are two primary issues that need to be handled when selling a home, price and exposure. The home has to be priced right for buyers to think about buying the home. It has to be somewhat close to market value. The other issue is exposure. You can have your home priced right, buy if nobody knows the house is priced right then does it really matter?

There are several ways to gain exposure for a home. Today I am going to talk about the Internet. Not all of the big name websites, but the website that your real estate agent uses. If used right individual agent websites can be a great way to target local and distant buyers.

Most agents will tell you they have a website if you ask them. Some will even tell you they have a great website. A great website with no exposure is the same a a great home price with no exposure, it just don't work. The important thing to ask your agent is if their website is easy to find on search engines and linked to other major sites. This will help people find the website and hopefully see your home.

To take it a step further you should ask your agent if there are featured listings on the home page of their site. This will give your home immediate exposure when someone visits the site. All of these questions are important when interviewing a real estate agent. We are supposed to be professionals that have the ability to give more exposure to homes than an individual. If you are paying an agent you should think about what they can offer you.
