Web Traffic: Simple Things Count

Can pizza can generate leads?We've had many requests from agents wanting to generate more leads from their website -- and when we visit what they have, it's clear why they're not getting much return on their investment:   They have too little content.   Could adding some pizza help?  Maybe.

Building traffic is just like any other form of advertising.   It takes time, patience, repetition and being a little clever ...

Understanding Persistance and Relavance

The best type of traffic is highly persistent and relevant.  A persistent visitor visitor to your site is one that sticks around and clicks.  Relevance would be someone looking to purchase a home.   When you can combine those two, you have the highest chance of conversion, which is the magic of changing a visitor into a lead.

The challenge is getting persistent and relavant visitors to your site.  The best way:  Type-in traffic.   Someone that goes to a browser and enters your domain name wants what you have, or they're at very least curious.   The quality of what they see has a direct correlation to their presistence.   Type-in traffic is also the most difficult.

The next best source of traffic is from search engines and boosting your site rankings by putting more stuff out there about why you're a great agent should not be where you stop.

Try associating your site with other businesses in your community that complement what you do.   Here's a simple idea we've used as an example to demonstrate this:  Publish something positive about your favorite pizza place.

If you Google "Gourmet Pizza" + "Ann Arbor" you will find a link to APIN.COM somewhere near the top, and we have nothing to do with pizza, other than enjoying it with cold beer.

We originally published a nice/simple menu along with some testimonials from loyal customers, then swapped out that page with a landing page that gave people an option:  Pizza ... plus something else we want to promote.   This single listing in Google generates ~ 67,00 visitors per year.   Granted, MOST of those just want pizza but the point is we do almost nothing to maintain this flow of traffic and it was very inexpensive to generate.

Try it!  It's simple to do, costs almost nothing to maintain and really does generate goodwill which will always come back to you in a good way.

Hey, one more pizza-related idea ...  Another way to get people to your site is to do it with something social, fully unrelated to selling homes.  eg.,  We're in NFL season right now ... so start a football pool and promote it -- but that doesn't have to be on your site.    You could go back to the same pizza place, print some simple biz cards to promote them on one half and the football part on the other.   Then get some of those football schedule magnet things (you know those!) and give them to the pizza place so they send one of these out with each pizza box.   You organize the football pool and then gently promote from within the football pool :)    Great way to meet new people, with a nice soft touch.

Kasey, you are right on the money, literally. I have found that some of these "off topic" posts generate the most hits and have the best web presence. I think that they can also establish you as an expert in the area.
