Glen Oaks School District (McKinney, TX) Real Estate Market Report for 2010
In 2010, 119 Sales were reported in the Glen Oaks School District according to NTREIS 
(North Texas Real Estate Information Service), our local MLS. Of the 119 sales, there were 20 Foreclosures (16.8 %).
First, let's look at the group of Foreclosures that sold in 2010 so that we can get an idea of that market:
-First of all, let's get rid of the myth that that all Foreclosures are small, low-income homes. Of the twenty that sold, they ranged in size from 1,649 - 6,948 square feet. On average though they were 4 bedrooms, 2 and a half baths and 2,957 square feet.
-Homes sold in an average of 120 days (10 days being the fewest and 526 being the most).
-The average sales price was $244,646, but ranged from $129,020 up to $999,000.
-The average price per square foot for the homes was $76.28.
-Also important to note is that the final sales price was 96% of list price. This gets rid of the myth that "everyone who buys a foreclosure gets a GREAT deal - like, $75,000 off"! The lowest received was 76%, all the way up to 106% of list price! As a matter of fact, SEVEN of the sales received 100% or greater.
Now, let's look at the other 99 sales made by individuals, home builders and relocation sales.
-Homes in the Glen Oaks school district that sold in 2010 were an average of 4 bedrooms, 3 baths with 3,043 square feet (1,480 sq ft up to 9,535 sq ft).
-The average days on market was only 83 days (2 being the quickest sale and 455 being the longest).
-Average price per square foot was $95.77 with an average sales price of $319,912 ($120,560 min up to $2,225,000 max). The data shows that the Glen Oaks school district represents all types of real estate - from starter homes up to luxury estates in gated communities.
-Home sellers received an average of 97% of their list price.
