Often times in showing houses in Brookville, NY or Oyster Bay, NY, buyers ask how old are the roof, the windows, the furnace and some appliances.  Knowing how long before an appliance is likely to stop working or the furnace will shut down can have value to a buyer in Brookville, NY, Oyster Bay, NY or anywhere else.  Replacing some of these items can be expensive.  Buyers will want to factor in replacement costs when they make the offer.   

A survey by the National Association of Home Builders provides some insights about the useful life of more than 100 household appliances and building materials.  Many of the people interviewed emphasized that the life expectancy of housing components is greatly affected by the quality of maintenance, quality of installation, climate conditions so use these averages as a general guide.   They also noted that changing consumer tastes can result in products being replaced long before or after the end of their practical life expectancy.

French interior doors: 30-50 years

Thermostats: 35 years

Wooden windows: 30 years

Wood shake roofs: 30 years

10-20 years

Air conditioners: 10-15 years

Aluminum windows: 15-20 years

Asphalt shingle roofs: 20 years

Built-in audio system: 20 years

Cultured marble countertops:  20 years

Deck - 20 years

Dryers and refrigerators: 13 years

Electric or gas water heaters: 10 years

Faucets, kitchen sinks: 15 years

Furnaces: 15-20 years

Gas ranges: 15 years

Interior and exterior paints: 15+years

Lighting controls: 10+years

5-10 years

Carpet: 8-10 years

Compactors - 6 years

Dishwashers: 9 years

Heat and smoke detectors: 5-10 years

Microwave ovens: 9 years

Security systems: 5-10 years
