Our weatherman, Steve Brown on KSAT12, says that our winter in almost over and I am happy to hear it.  This year has been the coldest San Antonio winter that I can remember.  Spring will soon arrive! 

Sheldon Neal reminds us that time waits for no one and is flying by.   If you are planning on listing your home this Spring, it would be in your best interest to find a reliable, experienced local Realtor at least a month or more before you would like to list it.

Time to List your home ?

 

Planning on putting it on the market for the Spring Season ?


Well Spring will be here in a flash, so you would be wise NOT to leave it until the last minute to have a gameplan, and talk to some professionals to help prepare your home.


Your first stop should be a trusted local Full Time Realtor.


These agents have a thorough knowledge of the local market, local trends, homes that have sold, the condition and features that they had, and also the condition and features of the ones that didnt sell. Analyzing comparative properties is a key step in preparing and positioning your home to sell !

In addition, many Realtors will have some tried and tested tips and advice to help you go room to room through your home, and make recommendations to make each room show the best it can show to potential Buyers.

... a Realtor can assist you in preparing your home so it shows in its best light !

 

 

However, sometimes these recommendations may take a little while to complete. For example, one of the best recommendations for most homes is to put a fresh coat of paint on the walls. A freshly painted room has a much brighter, sharper more appealing look than one that has tired looking paint with scuff marks or splashes, and will certainly be more attractive to a buyer.

 

... but it may take time to either paint each wall yourself, or schedule someone to come in and paint for you ... again, another reason to start your research and preparation NOW as opposed to days or a week before you want to list !

 

 

Also, you may want to replace things like cabinet hardware, broken blinds, or even an old, worn countertop - again, these are things that may take time.


Yes there are many people who refuse to put money INTO their home just for them to sell it ! But history and certainly in my personal experience, the people who put some money into making their home look a LOT more appealing almost ALWAYS reap the benefit from a quicker sale for more money than they would have got without the improvements.

So if you decide to do some improvements, you may also need to contact and talk to the service providers, like the painters, carpenters etc...and again, you may need to get on their schedule a few weeks in advance at least.

Then there's the option of a Sellers Home Inspection ! This has become more popular in recent years due to the large inventory of homes on the market, and with buyers being less willing to compromise on a home needing repairs, they often decide to just move on to another home on the market. With this in mind, many Sellers have decided to do a Sellers Home Inspection to uncover anything that they may not have been aware of regarding the structure and features of their home, and at least they will have the ability to fix them before it goes on the market, and an interested Buyer finds it during the home inspection and may be turned off.

 

 

 

Lastly, you may want to consider talking with a Home Stager, to see if there are additional accents or furniture pieces that would enhance the appeal of your home, that a Stager could bring in to help you !

 

 

 

 

So as you can see, there could be some time and legwork needed to prepare your home to show the best it can show when you list it !


Time waits for no-one and is flying by, so if you are considering listing your home this Spring - it would be in your best interest to find a reliable, experienced local Realtor at least a month or more before you would like to list it !


... it also gives you and your family time to prepare yourselves mentally and emotionally for the change in daily routines once there will be buyers coming to view your home !

Shirley: I'm ready also. I had so many clothes on the other day I had a difficult time moving around in the attic when I was doing a home inspection. I guess we are spoiled here in The Texas Hill Country...a few cold says and we are ready for spring.

As you know we live in the middle of the countryside on a tall hill. That north wind is relentless and I swear we went through half a cord of fire wood this week!
