Wholesale versus Turnkey Investing...which one is better for the Real Estate Investor?  The answer to this question depends on the investor.  Let us define both types of properties:

Wholesale Properties are those that are distress...need some work done to them.  These properties can be fixed up and kept as rentals, or fixed up and sold quickly.  Most investors prefer these types of properties because they can be purchased at a MUCH cheaper price, and after the rehab is completed, there still is substancial equity left over.

Turnkey properties are just the opposite.  These properties are Live-In Ready.  If anything is needed, it is usually paint and minor things.  These properties are harder to find a good deal on.  Most sellers are looking for market value on these properties.  Some investors like this type of property because they can put a renter in it almost right away with very little work (if any).

Which one is right for you?  Again, that depends on what type of investor you are.  Remember to do your homework and work the numbers.

It is nice to see someone posting that knows a few things about real estate investing.  I work a similar niche in Orlando.

Are there that many single-family houses in your area that are turnkey enough for a positive cashflow?

Thank you, Rob, for your comment to my blog "Wholesale versus Turnkey Investing".  To answer your question...yes.  We actually have a nice number of turnkey properties available, all with equity still in them and very rentable.  As for cash-flow, that all depends on the mortgage note (if there is one).  We do not control how much positive cash flow a buyer will receive because there are too many variables to contend with, but we haven't heard any complaints yet.

That is good news.  Prices, taxes, and insurance have gotten so out of hand in my area that you cannot get many properties to cash flow unless they a dirt cheap or have many units.
