I have policies and procedures that enable me to perform the tasks and responsibilities that my clients have contracted for me to do.  That said, clients sometimes forget that my policies are in place for my and their protection as well as to enable me to better do my job.

When clients or residents make requests that are outside of my policies or procedures I try to accommodate them within reason.

........When an owner is audited by the IRS or requires copies of financial documentation for a valid purpose, I accommodate them for a nominal fee.

........When a resident requires a rental verification form completed, I will accommodate them for a nominal forms fee.

I routinely provided year-to-date payment information to vendors for their billing and tax records when requested and I will make a payment for "special handling" for vendor payments which may require me to change my payment schedule to accommodate them.

What I will NOT do is perform a task BECAUSE other property managers do it.

I took a PROMAS property management software course a few years ago in North Carolina and heard tales from several real estate bookkeepers whose supervisors required them to re-type vendor invoices to give to their property owners.  Their vendors were providing hand written billings and bookkeepers were retyping  them so that owners could read them * they did 200 to 400 per month.  What a WASTE!  Their change to PROMAS  software would eliminate all of that wasted time and energy * not to mention trees * and get BETTER information for their clients' review.

If I had wanted to do things like other property managers, I would not have the education, experience or be writing this BLOG.

We all need to provide our services at our own comfort level and not at someone else's UNREALISTIC or LESSER expectations!

Melissa * just like sales agents want to stress the differences between their services and resources in a listing property presentation, property managers also want to stress their differences from OTHERS....if a client or would-be client has expectations of my services, they need to ask those questions in the management interview and not assume that I will perform as another  property manager in the area does.

Scott * they were TYPING bills because their vendors were providing tiny, hand written invoices that the pm staff was REtyping....putting the information into a good property management system ELIMINATES the need for this ENTIRE process...
