We have all heard about the fall of sub-prime loans and the new yet not improved stricter jumbo loan, we are all left with a bad taste in our mouth.  Or is it the lack of food because our income has dropped by 80%.  Either way the industry standard conditions rising making it harder for buyers to qualify and seller's not being realistic about pricing it makes me want to pull my hair out.  If I could get the chance to hit sellers with reality get them to understand that the home, their home the place that has the great memories of the holidays and birthdays, surprise parties, blah blah blah... its a commodity folks.  It is 4 walls and a roof for god sakes.  If sellers could just take off the emotional hat!  I find that pricing the home has to be the hardest part of listing a home.  No matter how much knowledge I arm myself with when signing a listing it never ceases to amaze me that the seller thinks they know better.  Well if that's the case, then why are you asking me my professional opinion, do they not think I'm a professional.  I don't understand why buyers and sellers think that this job is a no brainer.

Thats one of the main reasons sellers hire us...because we don't wear the emotional hat.  Its still very difficult to convince them...

    Breathe, just breathe.  Help any?  Probably not eh.  Well, it seems that sellers do seem to think they know better.  After all, it is there house right?  I just went through all of this with my uncle and it was fustrating.  I understand where you are coming from and suggest the following for you next listing appointment:  all of your normal papers plus a punching bag and gloves.  Everytime the seller says something stupid and questions you, just hit the bag real hard.  They will get the point eventually right?  Enjoy your day and hopefully people will start to understand who is the professional in the transaction.

Sellers sure bear a large responsibility for the soft market we are in now. The emotional attachment is strong and also the fact that we don't want to give up any of the value the house had two years or so ago. No one wants to admit that he's losing money on the home.

I completely agree!  It is always worth more in their mind and heart than the market dictates.  One of my sayings:  It's just sticks and bricks, folks, sticks and bricks!
