I know the usual...knock on the neighbor's doors, or even send an invitation, an ad in the paper etc

 

Does anyone have a great method they use to get more people through the door?

If you use a database like Top Producer which has a field for home prices ... enter the existing home price of every contact in your database.  When you have an Open-House search the database for 2 groups ... Move-Ups and Equal Price.  If you have a $300,000 listing send the email notice to those in your database from $200,000-$400,000.

Reason ... you may hit a potential move-up and those that already have a home may know someone looking ... socio-economic status says - People associate with those that make about the same amount of money as they do ... an owner of a $350,000 home probably knows people that can afford a home between $300,000 to $400,000

Hi Becky,   i do quite a few opens here in Fort Myers Beach, Fl.  It is a 2nd home/tourist area.  My strategy is to always keep my materials in my car and whenever I have opening in my schedule I can go open something.  It relies on spontaneous traffic from passing traffic.  As such, while it may not create a lot of traffic for any single open house the effect is somewhat cumulative.   Good selling to you both.

Put the signs up early. Note on the flyer your schedule of open houses. Develope a database of your past clients and send them a notice of what you are having open and something else useful to know. You never know when someone will come by.

If they're really slow week after week don't do them unless the seller insists. Other than the sign exposure you're waistng your time unless you blog at your open house or follow up with leads. To try and get traffic put it on Craigs List or other web sites that promote open houses in your area. They're usually free. The MLS in San Diego allows us to put listings in an open house area, if your MLS does this it is also a good idea.

Some homes because of their location don't and won't get good traffic. Good Luck!

Advertise a drawing and give away a gift certificate. I did this with an open house I had this summer and it was the busiest I ever had. Most were lookie-loos, but it was busy.

Team Trinity, the ideas you have are already good, make sure you are doing them in a timely manner though. You may want to also look at picking a "nontraditional" time slot. I have seen some agents make it an event with food and/or a give away.

Utilize your blog or website to advertise open houses. We sometimes put ads in publications. To draw attention to the property we have flags that we position on corners and at the end of the driveway.

Or do it differently - hold a "virtual" open house.  Doing it this coming Sunday and Thursday - first one ever... anywhere that I'm aware of.

Take a walk thru the house, meet the broker, drive through the neighborhood, ask questions of the agent - live - on video, get answers....  all at home with your bunny slippers on eating bon bons.
