If you use a database like Top Producer which has a field for home prices ... enter the existing home price of every contact in your database. When you have an Open-House search the database for 2 groups ... Move-Ups and Equal Price. If you have a $300,000 listing send the email notice to those in your database from $200,000-$400,000.
Reason ... you may hit a potential move-up and those that already have a home may know someone looking ... socio-economic status says - People associate with those that make about the same amount of money as they do ... an owner of a $350,000 home probably knows people that can afford a home between $300,000 to $400,000

If they're really slow week after week don't do them unless the seller insists. Other than the sign exposure you're waistng your time unless you blog at your open house or follow up with leads. To try and get traffic put it on Craigs List or other web sites that promote open houses in your area. They're usually free. The MLS in San Diego allows us to put listings in an open house area, if your MLS does this it is also a good idea.
Some homes because of their location don't and won't get good traffic. Good Luck!
Or do it differently - hold a "virtual" open house. Doing it this coming Sunday and Thursday - first one ever... anywhere that I'm aware of.
Take a walk thru the house, meet the broker, drive through the neighborhood, ask questions of the agent - live - on video, get answers.... all at home with your bunny slippers on eating bon bons.
