Whether you find a potential agent to sell your home by calling off a sign, getting a referral from a friend or co-worker, or find one during your online searching for your next home, we would strongly recommend you do your due diligence on all of them.
In this video we review key items sellers should ask about as they interview agents. We come prepared to answer these questions on every appointment we attend.
#1 Does the agent talk about himself and what he has done OR do he instead focus on what he will do to market and sell your home? We always tell people that agents are not in competition with each other but work in cooperation to get your home sold.
#2 Your house is competing with other homes on the market, therefore the most important question to ask your potential agent is what are they going to do to make your home compete well and win against the other homes on the market.
#3 Ask the agent how they are going to present your home visually to the market. Buyers look at photos first and then decide whether they want to see the inside of your home. Is your agent trained to take pictures with proper lighting or if not, does he/she hire a professional photographer?
#4 Ask to see copies of property marketing brochures. Is the description of the property appealing or is it simply a repetition of property features?
#5 Do they believe in staging? Will they recommend a stager or make recommendations on how to stage every room? At the Equity Rise Real Estate Group we stage all of our listings from a $200K townhouse to an $800K mansion and it makes a tremendous difference to the number of buyers that view the home and more importantly make offers!
#6 Check out your potential agent’s website. It is professionally designed, updated frequently and easy to navigate? Does your agent understand the importance of search engine optimization to bring his/her website up to the top of search engine results? All of these factors bring a lot to bear how well they can promote your property.
