We have all noticed all the new construction going on in Baldwin County.  If you are like me, you have asked yourself who is buying all of these homes.  Well the MLS does not tell us that information (there are other tools for that) but it will tell us which areas in Baldwin County where the building activity and sales activity is highest.  There are limitations using the MLS to do the analysis.  All the pre-sales (homes sold that never make the MLS) are not reported.  Also the area could be coded wrong by the listing agent.  So with that understanding I think the numbers are still valuable.  I don't think its much of a suprise to see Daphne as the leading city in terms of sold units and percentage sold.  The number of new subdivisions seem to grow daily.

I remember years ago when Daphne was nothing more than a spot on the map in the Gulf Shores area, that was over 20 years ago though when I used to live in Pensacola.  Good luck in Daphne but you have a great place.

Yes things have changed.  There are new shopping malls, restaurants, schools, etc.  It is very attractive place to live because of its short drive to downtown Mobile, downtown Fairhope and the pier, and 40 minutes to the beaches.

Steve, my grandfather once owned 10,000 acres in Balwin County. it was timberland in those days. He sold it for a $1.00 per acre. That had to be in the 1930 timeframe. Been through your area many times. I have a first cousin in Fairhope, condo in Orange beach, a farm in Monroeville, another cousin in Spanish Fort. As a builder, what I would be very interested to see is to take each of the areas individually, and place each of the houses you listed here as sold, then assign price listed, price sold, and categorize that data into weighted averages based on price to determine the weighted average price which each house sold at in each area.  The data you then produce would look something like the following:

           Listed           Sold            Overall %             % at $ A      % at $ B    % at $ C    etc

 

Instead of indicating that Daphne had 45% sold and Fairhope sold at 22%, you would then be able to say at Price X, Daphne sold X% and at the same Price range Fairhope sold X%.  This data is completely relevant to present a completely accurate picture due to the price discrepancies between all the towns you listed here.  It is also relevant because one can then determine not only the areas that are hottest, but the price points within any given area that is hottest also.
