Leslie, we often forget that there are so many people in the world that will never be able to experience home ownership. We should be grateful.
And in a lot of areas the starter type of home is cheaper then paying the rent.
For most people right now I think that is a major motivation! Without big gains in appreciation, or even still falling prices, it is the benefits that owning a property that are driving people to purchase homes.
In Chicago, The landlord pays the broker's commission, but in some area, like NYC, the tenant must come up with first month's rent, one month's security deposit (or more) and the agent's fee. This may be equal to closing costs!
