My son just put his house on the market this past week. He lives in Holton, KS with his family and is looking for a home in Lawrence, KS. Right away a nice foreclosure came on the market just six houses away from my own in Lawrence, KS. What a great deal, right next to Grandma and Grandpa's house. They hadn't sold their house yet, so they weren't quite ready to look at other houses and they weren't very hopeful about it at first because it didn't seem very nice from the pictures online. They decided to come look anyway because it was such a great deal and was sure to sell quickly. After they looked at it, the home had a very steep driveway and a very small kitchen. Also, their was a huge fireplace right in the middle of the family room (not next to a wall). They loved the views, the backyard, the large windows, the bedrooms and the upstairs laundry room, and of course; they loved the price and the location. That night they wrote up a contract for the home and decided to see if they could fix the driveway by building a garage lower than the home, so it would be less steep. My son spent the entire day Saturday trying to get pre-approved for a loan when he already had a mortgage on his house. He was very close to the numbers they needed to get, but had to finagle and provide some more proof of his income before the numbers would add up correctly. Finally, by Saturday night, he was pre-approved and ready to send an offer to the bank that foreclosed on the house, but it was too late for anyone to be there anyway so he waited. The next day, they decided to visit the home again and this time, they took my son's wife's dad. He knows a little more about construction and building homes than my son and his wife. He gave them a good idea about how much it would cost to fix the driveway, also they discovered that Lawrence had codes about how far you can build next to the curb (25-30 ft). They also noticed that the ceiling were all tinted orange-brown and this was because of the nails from the roof rusting and dripping onto the ceiling, and finally they noticed that there were several holes on the outside of the home from a woodpecker. It was in a little rougher shape than they originally thought. They decided that even though it was so close to grandma and grandpa's house, the cost of the repairs that they couldn't live there without doing was too much for how much they wanted to spend on the home.
