Agent to Agent: Just Listed Emails - Is it really effective marketing or spam?

email marketing effective or spamA few years ago I was told that emailing other agents about new listings was effective agent to agent marketing so I used to search the multiple listing system of agents in the area where the house was listed and manually compile a group of agents and send them an email.  I know there's companies that will do this for you but I did it all myself. 

As time went on and I started receiving Just Listed emails either directly or indirectly (through a third party), I started to feel spammy.  If you just listed in my area, I would know because I know my market and would have seen the new listing pop up immediately on the multiple listing service.   If you just listed a property miles away from me, in another county, or another State, does it really matter to me that you've just listed a property unless, of course, I had a buyer and again I would be doing my own searching and most likely I would see it on the multiple listing service before receiving your just listed email

Agent to Agent effective marketing or spamMost agents would not spend the money to mail you and/or your office roster a Just Listed postcard or even think of mailing you a just listed postcard but because email is free they send it.    I don't know...what do you think?  Are Just Listed emails really effective agent to agent marketing or is it really agent to agent spam?

No I think it can be effective for many areas.  It still brings awareness to another agent who may have over looked your home..

Stan, I see your point.  I would love to see stats on properties sold via email marketing vs. mls but I'm sure nobody has every tracked it (lol). Thanks for your comment.

Gina: I think you have your answer in your first two paragraphs. I have never received a just listed email that was even remotely helpful as per the reasons you mentioned. I automatically unsubscribe or if not given the option mark as spam, unless I know the person well then I thank them and tell them to take me off the list.

Gina,

I don't mind good email flyers, when the property is local to me.  They can get the property on my radar.

But when it is 5 counties away, or out of state?  Why?  What are agents thinking?

To be honest, I delete them before I ever look at them whenever possible. They ARE spam to me. I have MLS and I check it.

I have gotten a few and while I don't mind, I wonder how they are getting past my spam filters.  I sent one out once to supposedly 1000 agents, mainly to please my sellers, but I have no idea if anyone got them because I do think they end up in spam filters.  I am with you that if it's in my area, I know about it already!

They are usually a waste of time ! I delete the bulk of them as too boring to attempt to read ! I agree w/ Mike(#4), send me an interesting flyer to view !
