Craigslist. What time and days of the week are you having success posting your Real Estate Ads on Craigslist?

CRAIGSLIST    Craigslist. What days of the week and what time should I post an ad? Ever wonder why some people are success and some are not. Whether you believe it or not,there is something to be said about being at the right place at the right time. The same thing can also apply to Real Estate Online Marketing which can explain why some people are having success with their Real Estate Ads on Craigslist and some are not. Years ago when I use to use it,I got some leads-but they weren't all that good. Maybe my Real Estate Ads were posted at the wrong time and days of the week. You what what they say "Timing is everything". There is a right time for everything. But lately my timing has been off. Matter of fact it has been waay off for a very long time. I know for a fact Craigslist work for some people because I still hear some Real Estate Agents talk about how Craigslist still brings them good leads and how it has helped them sell their listings.

    Besides Craigslist is one of the top ten most visited websites in USA so I am sure that the website still generates lot of traffic from potential home buyers and sellers. And I want to make sure that I capture those leads with a great "Call to Action" Ad on Craigslist. Some of these people who post ads on craigslist are probably what these so called Real Estate Lead Generation companies are selling back to many Real Estate Agents. You think so? I wouldn't be surprised.

    So my question to you is What time and days of the week are you having success posting your Real Estate ads on Craigslist? Do you use a Craigslist Ad Maker/Creator? And if so what product are you using? Please share. I need some serious help with this. Thanks.

Hi Larne, I/we have had many successes with Craigslist. However, IMO you reap what you sew with that site. We must give people information and more than just a simple post with a house on it. We use a  properyminder website which has a Craigslist posting option. I also use epropertysites.com or also known as Unfair Advantage. Lanre, I normally would not ad a link to a post however in this case I  will use an example of what works.  When you write a post for Craigslist, think bigger than just your area. Think of where people are relocating from. Use Titles that will grab a relocation persons attention. Remember they are frustrated searching for homes online. They need help...are you the agent who has good content on Craigslist where they landed? Compelling headlines and added value content is what works with craigslist.

Post when people have free time. . lunch time, Friday from 3PM to 5Pm (people killing time to go home and their bosses already left) . ..Saturday mornings 10:00 AM and the absolutely best times to post are on holiday weekends or snow days. .

Worst time?

Monday mornings. . absolutely the worst time to market anything. .. people are busy starting their week.. .not even emails!

 

I should know, I collected a few Craiglist leads in the last few years.

Lanre, thanks for posting this question, I'll be following the comments because I'd like to know too.  I know that some ads can get blocked because they are too similar, even if they are different properties.  I think the main thing is consistency so you don't end up with an ad that been blocked.

No luck for me with Craig's List.  I think maybe I'm too far out from DC and Baltimore...  Maybe 2 or 3 calls in 2 years, none any good.

From my understanding Weekends are best. I post to CL Daily get three leads a week but many are not ready buyers and require some work. Its numbers game though so happy posting!

Lanre I believe Wallace Gibson posted about this very topic several months ago.   According to her I think she said very early on weekend mornings were optimal times to post on Craigslist.  I'll have to take a look back and see if I can find that post.

Good points.  CL can provide great potential leads some are ready to buy but it is great lead generator.

Lanre, I went digging and here is a great one about Craigslist!  I've been having great success by just putting ONE photo on and a link to MY website to their listing.  Also, I now can "stamp" my logo on my photos with Kanubee...I wrote a post about it.  You'll really enjoy that I think!

Lanre, I have gotten quite a few leads for my realtor partners on Craigslist.  I also use eproperty sites (which is free service I offer to my agents), it's a one click add to Craigslist and BackPage and includes lots of other great benefits!

I am finding a lot more spam, but I have closed loans for folks moving to the area from Hawaii, Alabama, Arkansas and Washington State.  None of whom would have found me if not for the Craigslist ads! 

I also had another great program with a huge response rate, unfortunately most of the folks responding had extremely challenged credit.  I think if I tweak the ads, I will get fewer responses but better qualified ones!  That's a future marketing program!

Track your progress with your posts. Keep a list of when you post and when you get responses.  You may see a pattern!

I haven't gotten much success from sale listings on craigslist.  However, for rentals I have gotten reasonable calls.  I posted a rental listing on Monday evening, got a call Tuesday, showed it to the lady and got an application Wednesday.

Very interesting points. As it's been mentioned I think it depends on where your located. I offer a marketing tool aka eproperty sites for my realtors and I have them post twice a week usually mondays and thursdays. My realtors have recieved some calls and we've had one solid lead but more than anything their getting tons of exposure which is important too!

I'm posting my rental ads DAILY and taking older ones down * I use the generic CL ad with watermarked photos, postlets AND my HERO html - taking or DELETING ads is the key

Hi Lanre. I  post at Craigslist and have a mixture of weirdos and some serious buyers. I still post there whenever I can. I use postlets.com and enter the information manually. When I do I like to post a few minutes after midnight. That way it shows up first on the list for the day.
