January 2011 Market Update for Castlewood Pleasanton

Things were slow by the end of 2009 for the neighborhood of Castlewood in Pleasanton. There have been no sales since August and there is only one pending sale and five active listings as of the moment.

The five actively listed homes have been on the market for an average of 304 days, which is quite long for this neighborhood. They have been listed for an average selling price of $1,659,190, which is $383 per square foot. There is one home which has been listed for more than 2 years, which is the short sale on Castlewood Drive. The shortest time a home has been listed in this neighborhood was 78 days (Castledown Road home). 

The sole pending sale on Golf Road has been listed for 42 days and is selling at $1,250,000, which is $523 per square foot. This is not a distressed property.

In 2010 there were 4 closed sales in Castlewood, 2 sales in June and 2 sales in July. The average selling price of the four homes were $1,333,238 which is over 72% of the original selling price, or $379 per sq ft. The homes were on the market for just 34 days average, indicating that homes in Castlewood sell fast if the price is right. None of these closed sales were distressed properties.
