A Realtor friend of mine who works in Orange County New York has shared with me some very disturbing information about the actions of the Sales Manager at a New Construction Gated Community call Woodbury Junction, (And I am only repeating what I "heard" I do not know if it is true or not). It seems that the Sales Manager has taken it upon herself to try to censor anyone who wishes to write about the community and if Realtors will not comply with her demands she intends from what I have hear to cheat them of any commission they may earn as the community promises to pay in their local MLS.
(Now once again I am only going buy what I have "heard" I do not have first hand knowledge as to if it is true or not.)
Has anyone ever heard of such crazy stuff going on especially in this Real Estate Market where builders are practically begging Realtors to bring them House buyers. I am just stunned that a new home builder would allow a sales manager to treat Realtors this way, and for that matter try to shut down all the free positive marketing they would get by Realtors Blogging about Woodbury Junction.
If I were a home buyer I would be very afraid to go into the Woodbury Junction community or any other new home construction community by any builder without full buyer agency representation by a good Realtor.
Are their any Realtors here at Active Rain who have had dealings with the sales manager at Woodbury Junction Orange County New York.
Best advice I can give you the home buying public is that it is very important to have representation by a completly independent buyers agent. Even though it is a new home community you may be wanting to buy a home in, it is always a complext transaction, and without representation, the buyer is at a large disadvantage to the builder who knows everything about every legal right they have where as you the consumer likly don't have those advantages.

Update: The Woodbury Junction builders wordpress blog has been pushed down to #10 for the google search Woodbury Junction. I wonder what the sales manager there thinks of her action against Realtors thinks now?
Nobody has ownership rights to any position in Google's index, and the names that developments have are in the public domain and as such they can be writen about.
If you are thinking about buying a home in the Woodbury Junction New York new home community or any new home community as well as existing homes, I would strongly recomend that you get a good Buyers Agent to represent your interests.
I wonder why the Sales Manager at Woodbury Junction does not want buyers represented by Realtors?

It is right behind the article it links too, and 3 or more places ahead of anything that gives the builders name. I think if I were the builder I would want to call the sales manager and ask her what the heck she thinks she is doing.
