Home Warranty or Not

I have been pondering this question for a while.

We have offered Home Warranties in the past to sellers and to buyers.  I have been wondering about this importance of this.

In thinking it through, I have decided that it is in my best interest to offer it to the seller, but not to push in any way.  Let them make the decision on their own.

We used to get a fee for offering them but in North Carolina, that can not be any more.

Still think it is a good idea, to protect yourself.

I haven't found them to be of any use. The buyer should have inpections. The Oregon sales contract says you are includeing the personal property AS-IS  NO stated value. The warranty companys I have dealt with, look for ways to weasel out.
