What a rollercoaster the local market has been the last couple of months. Prices slip down, then crawl back up, then down and back up. Here are the results over the last two week period.
SOLD: 62 properties with an average sold price of $294,841. (-58 Sales, +$3,021 Ave Sale Price)
LIST & SOLD: 21 properties with an average sold price of $297,791.
PENDING: 89 properties with an average list price of $289,342. (-10 Pended, -$56,000 Ave List Price)
NEW: 212 properties with an average list price is $365,708. (-39 New, +$7,223 Ave List Price)
CURRENT ACTIVE: 2,090 properties with an average list price of $394,530. (-27 Active, -$1,083 Ave List Price)
The inventory has stayed pretty much the same over the last month, and sales prices are not moving much either. With interest rates still low (and maybe heading lower today), and a large inventory, this will be a good time for many buyers to start looking for a new home.
