Wickford RI Homes for Sale - all about Insurance and more

When I take buyers out along the Wickford RI waterfront to view the Wickford Village pink house in wickford riRI homes for sale the inevitable question comes up about insurance.  Being so close to the waterfront of Wickford Harbor or on the waterfront in historic Wickford, this is a reasonable question to ask a Realtor.  And a Realtor better have the answers at hand for these important local questions about this community.

blue house in wickford riSince Wickford RI was established in the 17th century, majority of the homes in the epicenter of Wickford Village are historic homes.  With that brings up the historic National Register designation of this village as well as improvements that can be made (base upon historic commission restrictions) to be able to properly insure the historic homes here.  Upgrades and rehabilitation efforts are constantly underway in the historic Wickford area.  Buyers love the feel and ambiance of these historic homes and there are many federal tax incentives that can be obtained if you are considering buying or improving a historic home.

There are a number of insurers that participate in historic home insurance programs for
brown house in wickford rivillages such as Wickford RI.  What is great about these companies is that they actually understand the needs of the homeowner who love and live in historic homes. In addition, the insurance companies are also suppliers of flood insurance.  One must consider, when buying or owning, not only homeowners insurance but also flood insurance when living within the flood plain limits of Wickford.  New flood maps were distributed by FEMA to all towns in RI and Wickford RI also in November 2010 and some areas did change.  It is important to know this information when you are previewing homes in the Wickford RI area.  Again work with a Realtor who knows Wickford RI coastal real estate location well.

wickford ri waterfrontHaving owned multiple historic RI homes, I can readily share insurance, flood plain and renovation information with my buyers when looking at waterfront Wickford historic homes for sale.  It may cost more to maintain a historic home than a conventional 19th or 20th century home so this needs to be considered when determining your buying needs.  But nothing can take the place of these stunning and magnificent historic homes that have stood for almost three centuries now.  They should definitely be on your shopping list in this community. Good morning Ginny. In order for the properties to maintain their "Historic" rating, do they have to follow stringent guidelines like they do here?

Michael, i don't know how stringent yours are but they are fairly similar for National Register items. So i'd say yes since the Wickford Historic Commission police are constantly on the prowl watching, need to get rehabs & plan changes approved through them...even down to the right windows one uses on replacements. When I owned my historic homes I never applied for the grants which is when it becomes more restrictive here...

Hi Ginny - Great post! Lots of good information, especially knowing buyers can ask for more detail from you that you can give out of direct experience. And the photos are wonderful - those beautiful homes and that water view are stunning.

Good morning, Ginny.....do your historic homes display Circa plaques.....we have a property now that we're marketing that was built in the 1700's....not registered and no plaque.....

Judy, it is a great little village & yes, the houses are really beautiful & right by the water...great place for clients to look for their dreams.............................................................................................. Barbara...it's very possible not to have a plaque if it's not on the National Register but honestly, i put my last house on the National Register & someone before had already put the plaque on the side of the house with the owner/builders name and date...so you could have one made up & put it out there if you have the 'provenance' of the home to go by...

Ginny, you have such great information to sell with home owners. We have a lot of historic homes in Sharon, too. At some point, though, some homes that aren't registered still got plaquest just to show the original owner's name and date the house was built. It adds a "quaint" feeling to the center of town. When I look back at history books of the area it breaks my heart to see the gorgeous, large homes that were demolished long, long ago.

It doesn’t matter what kind of insurance it is, we always hate paying for it until that day when we need it, and then we’re sure glad we have it.

I always thought flood insurance was kind of funny for a place like San Diego that gets 10 inches of rain a year, but when all ten inches come in just a few days, well, it does flood!

Ginny,

Your knowledge and info on historic homes is really a wonderful value to your clients. My mother in law went through it in East Greenwich. And my wife and I are now working through it in Austin.

Just something special about an older home.

Ginny, this is important information for buyers.  My father headed the US Geological Survey's office that drew up the flood plane maps.  And being my father's daughter, I always  check this out when I'm selling something near water, be it a lake, bay or creek!

Scott, older homes just have a wonderful feel don't they...you need to experience it to be able to sell it!

Pat, how cool...i'm a real guru on the flood plains...most agents look at me cross eyed because they've never researched them but even with streams it is a necessity to know for both buyers & sellers...thanks
