This is an entry for the Buyer Challenge Contest. I have never felt the urge to enter a blogging contest...until now and only because the David Anderson scenario pulled at my heart. I have a son who served in Iraq and our returning soldiers deserve our very best...so here goes.
My Buyer is David Anderson
Requirements for this man:
- He was honorably discharged from the Army last year
- He has $10,000 in savings and has a salary of $35,0000 and no debts
- He would like to purchase a condo
- What are the options for him in your area -- could he dare to dream of a single family home instead of a condo?
Dear Mr. Anderson,
Thank you for your recent inquiry about the Crescent City/Del Norte County area. I feel confident that I can find you the home you are looking for.
Del Norte County is one of California's smaller counties, but is big on all it has to offer. We are the home of where the Redwoods meet the sea with natural beauty that can not be matched.
Del Norte County is still a little known diamond in the rough and because of this, we can boast no smog, no traffic, mild weather and affordable housing. Del Norte County's median home price is consistently $400,000 below the rest of the state of California, which should enable us to find you a home, not a condo, for your relocation.
I have found three homes that I think will meet your needs:
- Home number 1 - 2 bedroom/1 bathroom on over 3/4 of an acre (.81 to be exact) in a quiet neighborhood that has a rural feel to it. The home was built in 1976 and needs a few cosmetic touch-ups, but seems to be structurally very sound. It is priced at $170,000.
- Home number two - 1994 manufactured home, 3 bedroom, 2 bathroom on .18 acre, but with mountain views. The home has been well maintained and is in a peaceful location that is a bird watchers paradise. This home is priced at $175,000.
- Home number three - A thoroughly remodeled 3 bedroom, 2 bathroom home in a well established neighborhood. It's on a 60 x 100 lot, built in 1950 and is 1049 sq. ft. with a carport. It is located close to shopping, services (including the Veterans Hall) and medical services. It is priced at $179,000.
I recommend a pest and roof inspection for all three homes and a well and septic inspection for homes number 1 and 2; we have several qualified companies. Crescent City has two title companies that do an excellent job. I will work closely with you, your lender, the title/escrow company and the inspectors to provide as seamless of a transaction as possible.
With your annual salary and amount of money you have to put down, these homes should fit in with your budget. If you have not already done so, I would urge you to go to the Cal Vet website and complete the application for a loan. They have contact information where you can reach personnel who are ready, willing and able to assist you in anyway possible.
