Why Do Boise Idaho Home Buyers Need An Agent?  Because You Would Never Walk Into A Courtroom Without An Attorney! 

JudgeWalking into a courtroom without an attorney by your side is certainly not in your best interest, nor is walking into a real estate transaction without representation.  No two real estate transactions are the same.  There is an infinite number of factors that can come together and create all sorts of havoc during the course of a real estate transaction once the purchase and sale agreement has been signed. 

A buyer can easily short change themselves by not having a full understanding of all of the options available to resolve problems, let alone which option would best serve their interests. Just like in a courtroom, tempers can flare when issues become heated so it's good to have an experienced mediator at your side to do the heavy lifting when the going gets tough. 

Many home buyers are not aware that in Boise Idaho they don't pay a penny for expert representation, the seller does.  Some buyers that believe they don't need the services of a real estate agent because they want to negotiate a better deal directly with the sellers.  They don't understand that the brokerage that listed the property with the seller is legally entitled to the entire commission that was agreed upon when the house was listed.  So rather than splitting the commission with the buyers agent they are entitled to the entire amount.   A buyer that lacks a basic understanding of real estate fundamentals is unlikely to get the upper hand in a transaction.  

The most experienced buyers of real estate are investors; they purchase real estate for a living so their livelihood depends on them getting the best deals in order to meet their financial goals.  So If an investor considers their agent an indispensable partner, why wouldn't you?

Great analogy, Keith.  I like that you remind buyers that there's no fee for our services - but why wouldn't you want representation on YOU SIDE?

This is a great analogy, one that we actually use from time to time. It totally makes sense, and unlike hiring an attorney, a buyer's agent is free. I think I also remember an old quote " only a fool would represent themselves in court" and hopefully buyers take note and hire an agent.

Keith, Great advice! Home buyers do not understand the complexities of a home purchase. They need representation from an experienced real estate professional. Far too many pitfalls for an inexperienced home buyer to attempt to navigate.
