It has been happening more than most people would probably believe right now. I am seeing properties appraisising for higher values. I recently had an appraisal come back for a client who seen $25K in appreciation on a $300K single family residence that was just purchased in June 2010. I have been having appraisals come in higher than anticipated since about November. I am seeing clients having to offer more than list price to get the property that they really want. I am constantly seeing competition in the market place is causing properties to fetch more than the list price. Hopefully these are signs that we have seen some stabilization in values here in the Greater Tampa Bay Market.
