The Nevada Rural Housing Authority's Home At Last (TM) program may be the answer to your prayers. Through the sale of tax-exempt bonds, this program has provided both down payment assistance and low interest rate loans to over 700 first time buyers throughout the State of Nevada. I am working with some clients right now that are about to close escrow on their first home using funds from this program. It has provided them with an extremely competitive interest rate (in the high 3's at the time they locked!), as well as some assistance with their down payment that doesn't have to be paid back!
Don't want to live out in the country with a bunch of cows and sheep? No worries! The Nevada Rural Housing Authority's idea of "rural" is any place with a population of fewer than 100,000. That includes such notable rural areas as Sparks and Carson City! And I haven't seen any cows wandering down Victorian Avenue or Carson Street lately.
