I get a lot of calls and emails from folks wanting to invest in real estate in Charlotte NC and our metro market.  For despite the gloom and doom that the national news media insists on espousing, our market is strong-prices are increasing and inventory is stable at around 80 days on the market.Charlotte NC Real Estate Leigh Brown

In addition to the general real estate fundamentals, our local economy is well-diversified and strong.  We are home to 8 Fortune 500 headquarters (making Charlotte the #6 city for total number of headquarters), the number two financial market, etc.

So, you say, why invest in Charlotte now? Well, with a net population increase of 80,000 folks per year (yes, that's NET), and with the mortgage industry shakeout...we have a growing pool of renters in Charlotte who have money to spend (our unemployment is low, currently showing as 4.6%).

Long story short-folks who were buying three months ago are now back into the rental pool, no longer able to obtain the 100% financing on moderate credit scores.

Leigh, I live in Raleigh, but Charlotte is one of my favorite North Carolina cities. I spoke with a Realtor in Northern Virginia a few months ago, and she mentioned that some of her clients have invested in Charlotte. Also, nice presentation you have on Google about your city.

Leigh -- great picture of city.  Will have to check out your presentation. hhmmm--interesting stats, #2 for entrepreneurs and #1 for Blacks.

Out of curiosity --what's the source for the stats?

Leigh, well done!  I was going to suggest that you remove #7 and it disappeared while I was reading it.  The national market has affected the Lake Norman market a bit more than Charlotte from what the numbers tell me.  Have you noticed this as well?

Stats are from MLS and from the Charlotte Chamber of Commerce, Aziz (I should add that disclaimer, thanks!).

Diane-I think you misread that slide-it's not a 'top 10' list but is rather a list of the various high rankings that Charlotte has.

Leigh, you are so right.  I am trying to read too much too fast!  What I was concerned about was the ranking related to race.  After years on a board of a fair housing organizatiion it just made me nervous but I'm sure it's fine.  Sorry for the confusion!

Diane-I don't violate fair housing.  I think it's very cool to trumpet a high ranking, especially when it relates to a minority group-shows how awesome the diversity is in our area!
