Dearest Seller, you’re about to put your home on the market, and if there was ever a moment it needed to shine, this is it! You want your home to stand out against the others and to show in its best light, this is the time to get it in tip-top shape. Yes, there is some work involved, but you are going to have to pack, so start thinking of what is going with you and what is not needed for your new home.

Here are a few points for you:

Clean:

Clean the windows, dust, and organize closets, pantries and under the sink. Potential buyers need to imagine their “stuff” in these places. While you are cleaning your countertops, free up some space, put away appliances you don’t use daily. Clean out the refrigerator.

De-clutter:

Collections on display must go. CD’s? Start packing them up. Remove most of your books, but leave a few out for display.Get rid of the knickknacks, toys and all the excess.

De-personalize:

Remove personal photo’s, you want people to imagine themselves living there, not you.

Minor repairs:

Leaky faucets, burn out light bulbs, re caulk the bathrooms if needed...you get the picture.

Re-arrange and remove:

We all have tendencies to keep things we really don’t need, moving is the perfect time to minimize; if you don’t need it, donate it or throw it away. Set up your living space with less furniture, get rid of the big pieces, you want to create a look of airiness and light.

Sellers Beware…:

Trust me, buyers will open cabinets, closets and look high and low. Arranging shoes, stacked dishes, pantry items in an organized manner, all of this will show buyers how you care for your belongings and your home. Replace worn out rugs, hang up fresh towels in the bathrooms, and make the beds in the morning. Free up space, raise the shades and let the sun in!

Take these tips and use them! Try to remove the emotions and think this won’t be your home for much longer; imagine yourself as a buyer walking into your home, and see it though another’s perspective. Yes, your home has memories, they are memories you will take with you, and letting go of the tangible leads you to a new you, a new life, and yes, a new home.

Ah if only they all would listen to this great advice! I would add "be flexible". Be willing and ready (try to keep it clean) to show your home at a moment's notice. By turning down a showing you could lose a potential buyer
