Simple Ideas Do Sell Homes FastLet your home say WELCOME with everything outside the front door. An important feature of selling is a welcome message to get buyers to want to cross over the threshold to view the rest of your home. Spring makes things so much easier with all the flowers and green everywhere. Enjoy the flowers a bit more this season by planting and pruning and getting your home to greet  its new owner with a bouquet of flowers. An easy investment that makes perfect sense. AND you get to enjoy the look all summer long! I don't know anyone that objects to flowers. Get out a shovel or hire the kid next door, but plant flowers and trim the green. Your welcome message will be loud and clear.published by: your real estate expert Janis Borgueta Hudson Valley Homes for Sale, as a...

Do You Use #Autoawesome? Google Plus is always up to showing off new features. I enjoyed it when they made this great video for me to feature a group of photos recently taken at George Washington's Headquarters this fall. I love that all I needed to do was add my choice of music and a title. Bam, now I have a little video that I posted on Youtube, optimized it and then link it to my website. Somehow I think it makes Google happy too. We all know that when Google goes to rank things I do, the more the merrier. Properly optmized and looking for attention is a good thing. I wrote about the City of Newburgh NY, and was happy to feature George in my blog. Who wouldn't want to visit George Washington's Headquarters, and maybe relocate nearby? More videos to come. Enjoy my brief encounter at G...

October 2014 Housing Market Town of Newburgh NY is showing a decrease of inventory for the month of October. Lower inventory and rising prices is something to watch carefully. The number of homes sold in October of this year and last year is about the same, The pricing of homes is not drastically different, although a slow and steady increase is a nice thing to see. A home in good condition will always sell more quickly than those that need updating or a home showing deferred maintenance. If inventory continues to fall, buyers will miss out on the many opportunities available now.       Town of Newburgh NY Home Sales of Single Family Homes: There are 236 single family homes for sale (down 8.17% from previous month) 36 new listings came on the market in October. Tips on buying YOUR next home Touring homes in the dark can lead you astray I know you are anxious to see homes and schedules can be overwhelming busy. A frequent assumption would be touring them AFTER work. 5:30 seems a reasonable time, but at this time of year it isn't. The sun sets much before that and by the time 5:30 rolls around, it is DARK outside. So when you ask your agent to tour homes, they may be trying to accommodate your schedule, when in fact they are not helping you at all.   Daylight shows a homes best features! Yes, the front door makes an impression. Yes, you do have to find the front door for that to happen. It is best to go before dark so that you can find the home, and see what it actually looks like. If you are spending time getting lost or only seeing long dark r...

IMPORTANT FALL REMINDERS! If you are like me, you most likely got up this morning before the sun!!  November is here and last night we set our clocks back one hour. While my computer knew what time it was, my wall clocks did not. So many ways to be reminded of the time change, it is not that hard to remember and be on time. It is also a great time to consider the following: SMOKE DETECTORS:  Check and replace batteries on your smoke detectors. Twice a year is a smart way to stay safe. Checking the batteries is really such a simple task, yet many people don't make the effort. Always better to be safe than sorry. DEER MATING SEASON - Drivers Beware!! The second thing to consider when daylight saving time arrives is to stay safe when driving. I recently learned that it is deer mating seaso...

A Formal Education is a Privilege and a Joy Can you feel it? If you have small children in your household it is likely that you know exactly what I'm talking about. There is major excitement in the air. Summer is coming to an end. Schools open their doors and a new year begins. Local children are torn between giving up their freedom of the summer and getting back to hard work. Many are anxious to return to friends and familiar faces after a long summer, but with that, comes the apprehension of a new year and new challenges.  I remember when I was a little girl being told that the years spent learning would be the best  years of my life. Well,  that is only partially true. Learning never stops. I remember the studying and the getting up early and teachers I didn't like. I remember hating...
