Spiced Up Open Houses in Wilton CT


Do you think open houses are dull and boring?   Do you think the agents are usually dull and boring? 

Would it be fun if you had children and the agents actually came down on their level and spoke to them?   or if the agent had balloons to give them to keep their little hands busy?

What about some fresh straight out of the oven banana bread  - warm - for everyone that came through the door?   -- WOW --  would that smell great!

Is it a party, or an open house, some would say?   Why NOT a party?  

If a specific agent in town was always handing balloons to the kids, and warm yummy fresh breads to everyone, might you not think of stopping in the next time?    Everyone is curious about the houses around them, and if there is time, why not make it a treat for them to stop in and say Hello?

what fun ideas....balloons or color books for the kids...and I can almost smell the banana bread!  used to have an agent who would get a tub of cookie dough before an open house and he would make cookies during the open house...needless to say the neighbors loved him!

Deborah - Lots of good ideas to keep everyone having fun while seeing the houses and visiting!  ....Cookies, eh?   I did that once, got too involved with the visitors, and burned them!

We have some agents that prepare gourmet meals and still have no one show up. It's crazy. These just do not work here. Perhaps we are just too rural.

Dagny - I like open houses, you like parties. What a thing to strive for. A little planning for a great atmosphere. Being a clown I have been known to use twisted balloons and puppets, and that's just for the adults.

Joni-  That could be....   I can imagine out where my daughter lives in Montana, an open house would not be a good idea...

Larry - Good for you - I never could get the balloons to stay twisted for long....   maybe I bought the wrong kind.   May I invite you to my next open house?

Dagny:  I think you should do .. and host ... the Open House the way you and your Seller think is best.  If that means balloons and banana bread, you go for it!  Who's to say what will make someone stop and think about attending and viewing the home?  I've been invited to co-host Open Houses with agents before where I thought I was attending a .. and I'll try to be polite ... a funeral.  Soooo boring and soooo lackluster.  Absolutely zippo personality or effort made.  They assured me I didn't have to do anything but show up ... and that is exactly what the agent did too.  Guess what .. they got nothing out of the Open House.  I say .. it's your personality and your choice.  Have fun!!  The clients will be much happier when they come through the home and linger longer in the house ...

I have, will continue to, and always will have a great time hosting open houses.  Whether folks come in or not, I will have the reputation as working harder for my clients, give everyone a great time, and get free advertising from my signs while there....

You are so right!  My sellers LOVE it, too!   Because I always leave them my banana bread, too!

Dagny, thank you for another great idea! I am going to try advertising some open houses with balloons and a treat (cookies, etc.) and send invitations to the neighborhood. It sounds lively and festive and shows that you think outside the box - what a great way to attract other prospective sellers.

When Lisa and I first started our business here, we interviewed some of the top agents in the area and were told that they only got zero to four people at an open house. Our last three open houses have attracted 10-14 couples. So I am interested in trying this technique and seeing how that works out.
