When I sit down with Sellers to discuss selling their home, one of the first things I talk to them about is arranging a professional staging consultation for their home. It is part of my marketing package.... I pay for the consultation , and here are some of the reasons why:
1) A house that has been staged sells faster and for more money than a house that is not staged.
2) The International Association of Home Stagers say that a survey of 1000 homes across Canada and US that were staged by accredited stages sold 83% faster than non staged homes.
3) The longer a home is on the market the less Buyers will be prepared to pay for it.
4) Todays Buyers are watching HGTV and expect the homes they are interested in to be staged like the ones on TV.
5) Decluttering and Cleaning a home can make the home look Bigger and Brighter. Neutralize odours by opening windows to let in fresh air. Pull back the shades and let the light in , start packing away photos and nick- nacks... these are just a few of the essential tips to get you started.
6) Your online pictures will stand out against the competition- todays Buyers are looking for their new home online long before they call a Realtor.
7)Staging a home shows the full potential of the home.
Some Sellers insist that they have "staged" their home themselves, and have often done a good job. Thats great, but since Im paying for the staging consultation they should still have the professional walk through the home. At the end of the day its about getting the highest $ value for the home in the shortest time possible.
