HERE WE ARE... YOU HAVE A LISTING ON THE MARKET FOR ALREADY 241 DAYS.... MY CARD IS THE ONLY ONE ON THE ISLAND WITH JUST ONE OTHER AGENT.....

YOU CALL ME ABOUT 32 HOURS LATER TO SEE HOW MY SHOWING WENT....

I TELL YOU, "YOUR PROPERTY ACTUALLY SHOWED WELL AND MY BUYERS ARE APPROVED AND THEY LIKE YOUR PROPERTY AND ANOTHER"

AGENT THEN SAYS, "GREAT. WELL, I HAVE THREE OTHER CALLS THAT CAME IN AND THEY WILL BE SENDING IN OFFERS. SO, MAKE SURE YOU WRITE UP YOUR OFFER RIGHT AWAY AND FAX IT TO ME, YOU HEAR? YOU REALLY NEED TO DO IT RIGHT AWAY OR ELSE IT IS GONE!". <REMEMBER, HE CALLED ME... I DIDN'T CALL HIM....>

OH REALLY? OK. <THAT'S KIND OF BEING A LIL' BULLY! TALKING IN MY HEAD... YES. I DO THAT.... AND I AM THINKING DO I REALLY WANT TO SAY ANYTHING? NO. LAUREN YOU DON'T. KEEP YOUR COMPOSURE AND STAY PROFESSIONAL. SINCE MY CLIENTS HAVEN'T SAID ANYTHING, BUT LET'S SEE MORE PROPERTIES AS I DON'T WANT TO MAKE A SOUL DECISION ON VIEWING ONLY A FEW PROPERTIES...>

THANK YOU VERY MUCH MR. REALTOR I WILL KEEP YOU POSTED.

THREE DAYS LATER..... LISTING IS STILL ACTIVE.

PEOPLE. SERIOUSLY. WHY DO AGENTS HAVE TO BE SUCH A BULLY! AND IF YOU REALLY DON'T HAVE OFFERS, PLEASE DON'T UTTER A WORD. BE SILENT. JUST SAY, "THANK YOU" FOR YOUR FEEDBACK. SOMETIMES, THAT WILL PUSH OUR BUYERS AWAY AS THEY DON'T WANT A BIDDING WAR!!!

ya know...it is funny...when you do enough deals and show enough homes...the same agents always have three agents who are either about to put in an offer...or they already have three offers on the table. You think with all those offers they would sell more...lol

Lauren, believe me, some agents are 'trained' to do that - and eventually lose really interested buyers, just because they have handled it wrong! Poor sellers...

HAHAHA!  Ohhhh, I hear this all the time.  It has been sitting for weeks, and when the offer comes in, now they have several...  So call the bluff!

Hi Lauren,

This is a good day for me to read your post.

I really DID get three offers on a listing as soon as the price got attractive. Agent calls, asking all kinds of questions. Me - finally - "We do have three offers on the property. I thought the bank would wait until Monday to ask for the "highest and best" but they accepted an offer in less than a day, and are running with that one."

"Oh! So you are saying its sold?"

"No. Its not sold. But it does look like the bank is running with one of the offers."

"OK. I guess I will not show it then."

"Thanks so much. Bye"

I really hate that to.. They are wanting to create a since of urgency but going about it the wrong way.. But after 200 days they shouldn't play the "we just have so many offers coming in" card, they need to be thankful that after that amount of time the house is still showing and should just offer to be as helpful as they possibly can in order to get ther deal done!

Oh that's probably because it's a short sale, they submitted the offer(s) but didn't want to change the status, hoping someone else will come along with another offer...:-)

Love it Lauren, what is he thinking.  When I solicit feedback it's to find out how the property shows, if the pricing is good, etc.  Never ever is it wise to bring up solicitations of offers.  Even if I'm working an offer, I don't normally mention it unless the agent expresses serious interest or asks and I have permission to disclose.

Lauren those words just make me CRINGE to no end.  Please, please stop with the auto "multiple offer" situation.  Given that there were apparently not many showings, the "multiple offer" card just makes me distrust the agent.

Thanks to Charita for the reblog. I can relate to this post from a buyer's agent point and a listing agent's point. Think you have just given me an idea for a blog.

Had a listing agent tell me she had 3 offers..my response..If it is not sold please give me a call...you can guess the rest.

As a listing agent, I told the other agent we had an offer. She did not believe me and was VERY angry when it went under contract!

It pays to know who you are dealing with.

Did you know that you used all caps for that whole post? I couldn’t read it because it hurts my eyes. Internet manners also consider it yelling, so I hope you weren’t yelling intentionally at your readers.

Multiple offer scenarios often scare off the best buyer. Many buyers don't want the stress of a bidding war, and often sense they may be bidding against themselves.

Gabe, sounds like a good process. I did continue to tell him the house showed well, great area and priced ok since there is a view... I thought at least ask for feedback, if not. Here it is... ;)

I am glad Margaret... my light-bulb turns on when I read other blogs... I thing some agents forget that they have  colleagues taking notes of their actions, at least back in my memory bank. You just don't forget.

Exactly Dave and that is usually what my clients don't want to do... So, the listing agent thinks they are being smart, but aren't doing the best job for their clients.
