The photos sell the home

Frosted Yellow home with Red Accents

As a real estate broker there's nothing more exciting that having an opportunity to sell a home that is photogenic.  Homes where the seller is a designer and has taken extra special care to create a warm and wonderful environment are really fun to sell.

In fact sometimes they end up selling without much help from me.  Unfortuneately homes like that are few and far between.

Most people don't live in the home the way it needs to be when you sell it.  It's obvious why home stagers do so well when they enter into the home selling scene.

Home exteriors where I live tend to be very much the same.  We live in a time of master planned communities and subdivisions.  Homes in these places tend to stand out as individuals less and less.

The best way for a home to stand out from the crowd these days is by having outstanding photos, and plenty of them.  Sadly not everyone sees this simple bit of advice as proven by browsing through the MLS-IDX services.

So many agents fail when it comes to presenting their listings in a manner that will attract a buyer.  They publish one exterior photo and call it quits!

Not me.  I go to the other extreme.  When I list a property I take photos from every angle.  I shoot from the windows looking out so the viewer can see what kind of view the home has from that window.  Then I capture the neighborhood by taking photos of places and things that might appeal to a buyer.

The days are gone when we just sold a house.  Today we sell lifestyle along with a home.

May I sell yours?

<photo credit:  This home is not for sale!  I was lucky enough to be in the right place in Conifer, Colorado one day after a frost.  This photo is one of my most favorites.  It's perfect for a Colorado postcard don't you think?>

Good Morning Kristal, beautiful picture of a property, it look more like a home.   I agree with you we all should present our property listing with lots of pictures.  Buyers do look for pictures and a picture is worth a thousand words.  A lot of questions can be address even before the agent is contacted..... Thanks for the post....Make it a great day.

Kristal,  That is a gorgeous photo.  Good eye!!!!  I hate it when the outside of the home is not condusive to good photos.  What can you do?  I've had that problem in the past and tried from every angle to make an ugly duckling look like a swan.

The beauty of the clicks, isn't it? Krystal... Most agents do an acceptable job. But you go beyond and then more!!!

That photo is gorgeous!  This morning I was thinking the same thing about 2 cabins I have listed- they're just not very photogenic!  I have to keep trying to improve on the photos to really show how adorable they are inside.  You do an awesome job, Kristal.

Kristal,

That is a gorgeous photo.  It is true, photos can sell.  If they are nice, they will attract buyers.

Thanks for the great post.
