Instead of pitching a property that is a “charming fixer upper” or “rare gem just needing some TLC” …

What if you told the Unrelenting Truth about a property and said something more like this…

"I’ve got one Ugly House to Sell! Seriously, people, you’ve got to check this one out … Even if it’s only to take in one of the last surviving examples of olive green shag carpeting matched with faux-deer-antler, cowboy-chandeliers.

The sellers are really nice, and I would love to get them the 245k they originally dreamed about, however, I’ve talked to them about it, and they understand that they need to set their sights a bit lower … because this sucker needs some serious renovations.

 I’m thinking you should take a quick look … if you’ve got about 180k to spend, plus a few extra bucks for a badass contractor. Oh, and bring every single bit of your imagination & creativity … you’re gonna need it!"

Maybe this is pushing the limits a tiny bit, but would that kind of transparency hurt your business?

Fixers are a popular search criteria for many people looking to get a bargain and earn sweat equity.  A description like yours sure would get attention, but the sellers may not appreciate it.  I'm going to have to think about how I can practically use a variation of your "Unrelenting Truth about a property."

Hysterical - you know, if you could sell your sellers on the description (after all, they do want their money, right?), I bet it would catch an investor's attention - kind of like the We Sell Ugly Homes signs I see on the telephone poles around here!

Investors know what "Needs TLC" means anyway. It means "This place is a mess." It would be nice to have it spelled out so you know what you are getting into.
