Short Sale Offer: How to get yours accepted

It has been odd here in Maricopa County to see multiple offers on the once dreaded Short Sales.  We used to steer as far away as possible and still they are not for every client.  Those that need to close within a certain number of weeks, forget it, but those like my last two clients that had months to wait or an investor that has looked for the perfect property at the right price, it has been a piece of cake.

On multiple offer situations the least "baggage" that is placed on that offer is usually the one that gets the attention, even though their offer may be several thousand less than the other closest offer.  I just recently had a client bid on a bank property,  he was paying cash and waived the inspection.  The property was listed below market, his bid was below market but that waiver saves the bank thousands in time if something is found and they have to start over.  He still had 24 hours to go through the property, and being a builder  with knowledge of compliances or he could hire someone with expertise, he was able to submit his check to escrow and come out a winner.  Not paying cash, if it is a good deal, KEEP IT SIMPLE for the banks.
