This is so real that it makes me want to laugh... but I think we don't really understand the true frustration of lowball offers until we are in the business.

When Are You Going to Present My Offer?Now most of the time a listing agent would jump for jou with the arrival of an email with an offer.  I'm one that believes all offers are an opportunity to negotiate with the seller and with luck come to a positive outcome.

But wait.  The property is already under contract.  Right there in big letters in the MLS it says this home is already spoken for.  Now I know I need to present the offer to my client and I will.   The offer is SIGNIFICANTLY lower than the asking price, market price and approved price from the lender.  So I have to question the strategy of the buyer's agent in presenting the offer. 

Do they hope the deal will fall through and the seller will be desperate enough to try and get the lender to accept less money?  Is the strategy to flood the market with offers and see if one will stick?  Do they want to make other agents jump through hoops for no reason?  Do they like killing trees?

Oh and the "buyer" has never set foot in the property so they wrote in a slew of outs in their "no contingency" offer.
