Austin Real Estate - What can I buy for $200,000 in the Austin area?

As a broker, this is the type of question that I am asked somewhat frequently. What will $______ buy in your market? Sometimes, this comes from relocating buyers, and sometimes it comes from potential investors from other areas of the country.

Well, in an effort to answer this for the $200,000 price point, I would like to present a few current listings that are priced at EXACTLY $200,000 in order to give a proper cross-section. austin real estate

First, we have a home in the Avery Ranch subdivision, which is a master-planned golf course community located between Round Rock and Cedar Park on the north side of Austin. It has 2035 s.f., with 4 bedrooms, 2.5 baths, and it was built in 2002.

The next home located in Liberty Hill (northwest of Austin) was built in 2004, and it has 3 bedrooms, 2 baths, and 1640 s.f. on a one acre lot. There is also a 750 s.f. boat/storage building included, and it is in a highly acclaimed school district.

This home in Manor (east of Austin) has 2248 s.f. with 3 bedrooms, 2.5 baths in a master planned community (built 2004 by Plantation Homes). The neighborhood has an exclusive 4 Acre Water Park and an 18-hole golf course.

The final listing is located in Sonoma in Round Rock, which is conveniently located to all major arteries on the north side of town. It was built in 2001, and it features 4 bedrooms, 2.5 baths, a 3-car garage, and 2465 s.f. per the tax records. It also boasts a chef's kitchen with a Bosch range!

(Insert expletive HERE)!!! You can't buy a manhole for 200k in Portland. These selections are amazing!!!

So what's the trade-off? The catch? This just can't be possible!!

JENNIFER - There is NO catch, I promise you. The market here has simply remained reasonable over the years. One reason is that we still have open land for building new homes, unlike many parts of the country. I liked your inserted expletive! Thanks for commenting -

That is a whole lotta house... Up here homes like that would command at least twice that price!

Jason, you might be able to buy a 1 bedroom condo that needs a lot of TLC in our area for $200K. This is a great post to familiarize people with what their money can buy in the Austin area. I have a colleague who went down to Texas earlier this year to purchase investment property. He went for a long weekend and came back with 3 single family homes which are all now rented at positive cashflow.

DESIREE - You can even buy a halfway decent home for $135K here in Austin. I am glad that you found the subscribe button. More importantly, did you use it?

Jason: A great post. Nicely done. I should probably do something similar for what could be had in Fort Worth for $150,000. Lots of good values here.

KAREN ANNE - It's funny that you said that - I was thinking of using $150K (and I still might next week), but I thought the difference was pretty stark between that price point and the one I used. Go for it! I am glad you liked it.

JASON: I think it's time that I start telling some of my first time homebuyers to give you a call in Texas. Wow! What a difference in what you get for the money. I just showed a home for $200K (ok it was $199K), but you get the point. The buyers looked through the downstairs window to find condoms on the floor. The grass was about 1.5 feet high and the part of the house that we did go into was less than desirable. While we stodd outside discussing why this house didn't fit there needs, we had some company, in the form of an obvious drug addict that was riding on a bike, smoking a joint and drinking a beer. Not quite what you've described in this post.

Jason - Very affordable prices and nice homes. I want to visit Austin so bad, my brother lived there for years and had wonderful things to say. I hear the chicas es muy bonita:-)

However, I have been married a long time, so I am not as familiar with the current "hot spots". As for the women, it is true. In fact, the University of Texas girls were named "Best Looking in the Nation" last year.

ADAM - Feel free to send any buyers or investors that you think would be interested. I always pay referral fees promptly! That house you described sounds truly terrible. We have those here as well, but they are more like $80 - 90K.
