Pending??? Or Not???

     Today I had a buyer i have been working with call me they found a house on one of the websites and absolutely love it and want to see it.  I looked it up on the MLS and it said pending I called the customer and let them know that the status is pending and I will send them some more homes.

     As I sat there scanning through the MLS and looking at what I have notice attracts them I ran across that same house and picked up the cell and called the agent.  I said I know that your home says pending but could you tell me how solid it is. The agent says well things are not going well and we are waiting for a release from the current buyers.  I said would it be ok to show my customers the home? He said absolutely!  So I have now scheduled an immediate showing on the home and we will possibly write up a back up offer.

    So maybe sometimes it pays to call the agent even if the home says pending in these times with financing and all kinds of other things that can go wrong it might just be worth the phone call.

I couldn't agree more.  I also believe in backup offers for my buyers.  Yu never know what will happen.

@Scott I think we have a tendancy to forget that its not sold until the closing.

@Maureen good policy I have only had a couple times that I've had a back-up situation.
