It's a great question....but it will drive you crazy trying to figure out the answer!

I think the same can be said for "why do you try and sell your home on your own"?

It's not that your not totally capable of completing the process. It's just that... is it worth taking the risk of making one little error in the process that could cost you big!

Ask yourself this question...."would you use a self help book to pull your spouses tooth"? It's about the same thing....yes if you are really lucky you might pull it off...or out...but what if you make one little mistake? Is it worth it? I don't think so!

The other reasons are simple.......would you not agree that the more people that want something the more it will cost?

That's why it is so important to have your property marketed to the masses! If your property is with the right Real Estate Agent it could be in front of thousands of people instead of just a few. These are things that For Sale By Owner Companies do not tell you...because this is how they make their money....by getting you to list with them.

Then there's all the proper paperwork you need to make sure your transaction is handled properly....in Tennessee our TAR Purchase contract is 9 pages long all by itself not including all the proper disclosure forms that need to be attached to the contract to make sure you are protected....Believe me it gets complicated and we do this everyday....I can only imagine how overwhelming it could be to make sure everything is filled out correctly by someone trying to sell on their own.

Then there's the arranging of all the inspections and making sure contingencies are removed from the contract as they are completed.

Coordinating the closing with the buyers mortgage co....you never know when something can go south here.

Staying in touch with the title co or closing attorney to make sure it stays on track and there are no problems.

And don't forget the safety issue...I promise you I don't want someone in my home in this day and time that I know nothing about! This is probably the #1 reason I would want to go with a Real Estate Agent..... Then I would know that the people coming into my home were qualified, ready, willing and able buyers!

All I'm saying is there is a lot to consider and you need to be protected in this day and time and the best way to do that is to have a qualified Realtor on your side!
