Many buyers mitigate an inspection condition when purchasing condos, and will forego doing an inspection altogether when it comes to condo purchases. However when purchasing vacant properties [or any property for that matter], it is important to check that all appliances are in working order prior to an offer and before closing.
For one instance, one of my buyers was going to put in an offer at full price on a vacant condo unit. Prior to preparing the offer, we discovered that the dishwasher was not connected, and the oven does not work. One would assume that with appliances only 2 years old would be in working order. This wold turn into a significant cost item if the appliances need to be replaced. It was a good thing we checked, as we were anitipating an accelerated closing within 2 weeks. It would have been a surprise after my buyer move-in. In the end we adjusted out the offer price as an allowance for appliance replacement.
